Hidden patio shades for the home you're building

It's like magic when they drop out of the ceiling, and then they disappear again. That only works if we plan the shades with your builder before or during framing.

The tracks are recessed into the walls, so the shade disappears into the ceiling when it's up. Power and wiring can be hardwired and concealed too.

Added after it's built

The shades still go in, but the housing and side tracks mount onto the finished structure, so they stay visible when the shade is up.

How shades work on an existing patio

Either way it's the same custom shade, made in the USA and built to your opening. The difference is what you see when it's up.

When to call us

Get in early, while it's still on paper: four moments in a build decide whether your shades can be hidden.

  1. While plans are drawn

We review the plans with you and your builder, so electrical, blocking and the recessed tracks are planned instead of added later.

  2. Before or during framing

We advise on the recessed pocket, and your framer builds it.

  3. Before the masonry

The recessed tracks go in before the brick and stone.

  4. At final install

The shades go in last, so they don't get dusty or damaged while the house is finished. Final installation is typically done in one day, depending on project size.

Already framed? Call anyway. If the window for hiding the tracks has passed, we can still shade it; the housing just stays visible.

We'll work it out with your builder

You don't have to translate between us and your builder.

  • We review the plans and coordinate with your builder from planning through installation.

  • Our project manager works with your builder, architect, electrician and other trades.

  • We advise on the recessed pocket, and your framer builds it.

  • Shades can be hardwired so power and wiring stay hidden, and app control can be planned in from the start.

Questions about building and shades

  • When should I plan shades in my build?

Before or during framing, ideally while the plans are still on paper. That lets us coordinate electrical, blocking and recessed tracks with your builder. The tracks go in before the masonry, and the shades go in last.

  • Is it too late if my house is already framed or finished?

Not for shades. Once the walls are closed and bricked, hiding the tracks usually isn't possible, but the shades can still mount onto the structure, with the housing and tracks visible. Call us and we'll tell you what your patio allows.

  • Can the wiring be hidden, and can I control the shades from my phone?

Yes. Shades can be hardwired so power and wiring are concealed, and app control can be planned during the build. Every shade also comes with a remote.

From a new-home customer

We had 4 - 14'x10' motorized screens installed right after we built our new home. This was in 2018. The screens have never missed a moment of service. We live on our patio year-round and they have been a true game changer. They look brand new with no mildew or mold build up.
